A 43,500 square foot shopping center anchored by Sav-On (now CVS) Drugstore.

The shopping center includes national and regional tenants including Sav-On Drugs, Farmer Boys Restaurant, Quiznos, H & R Block, Century 21, EB Games, Juice It Up, Cold Stone Creamery, Great Clips, American General Insurance, AT&T, Charter Communications.

Office Buildings


690 Oxford Street, Chula Vista, CA
This 80,000 square foot build-to-suit office building is leased to the County of San Diego, Health and Human Services on a 10 year lease. This building was completed in October, 1999 and was sold in July, 2004.

445 W. Ash Street, San Diego, CA
Located in the core business district of downtown San Diego, 445 West Ash Street is a 10,700 square foot office building situated on a 40,000 square foot lot with an FAR of 10.0 and a bonus FAR of 4.0.  The office building is leased to an architectural firm, and the balance of the property is used as a paid parking lot for approximately 120 parking spaces.  This property was sold in early 2010.

1495 Pacific Highway, San Diego, CA
Located in downtown San Diego with unobstructed views of San Diego Bay, "The Pacific Gateway Building" is a 22,344 square foot office building situated on a 10,000 square foot lot. Tenants include the County of San Diego and the State of California.  This property was sold in October, 2012.

12215 Second Avenue, Victorville, CA
San Bernardino County Building - a 33,000 SF class A office building currently in a long-term lease with the County of San Bernardino. This property was sold in June, 2006.

1175 & 1177 Idaho, Redlands, CA
Sterling Centre- two 2-story, 20,220 SF multi-tenant office buildings on 2.1 acres. First building was completed in July, 2005.  The second building was completed in April, 2006.

1350 Columbia Street and 1337 India St, San Diego, CA
Located in downtown San Diego's Little Italy neighborhood, MetroWork is the first newly constructed high-rise office condominium project in downtown San Diego. This nine-story, 80,000 square foot office condominium building contains 27 office condominium units in addition to ground-floor retail space which features Anthology - the award-winning fine-dining restaurant, bar and live music venue. The building was designed by the San Francisco-based architectural firm of Baldauf Catton Von Eckartsberg. This project was completed in June, 2007.

Industrial Properties


San Diego, CA
De La Fuente Business Park - two 20,000 SF manufacturing/distribution buildings. This project was completed in July, 1998.

707 L Street, Chula Vista, CA
L Street Self-Storage is a 744-unit, 115,000 square foot self-storage facility located at the intersection of Interstate 5 and L Street. Phase 1 of this project was completed in September 2000. The facility leased up to 95% in an unprecedented time period of 10 weeks. Phase 2, a 3-story building was completed in August, 2002. 

995 Bay Blvd., Chula Vista, CA
A 10-unit, 32,000 square foot multi-tenant industrial building situated on 1.95 acres. This building was completed in September 2003.  This property was sold in July, 2011.

Ridgecrest Street, Victorville, CA
A 5-building, 100,000 square foot, 75-unit multi-tenant industrial park sold as industrial condominiums. Construction was completed in December, 2005. This project was completely sold out within 2 years of completion.

Vernon, CA
Former Oscar-Meyer Processing Plant with 429,000 SF of building on 7.7 acres. This project was sold in October, 2000.

Mixed Use Projects


MetroLive
Block bounded by A and Ash Street, Columbia and State Street, San Diego, CA
This proposed 33-story, 200,000 square foot building will be located in the Columbia District of downtown San Diego at the intersection of Ash and Columbia Streets. This mixed-use development will consist of 3 stories of retail, underground and above-ground parking, 82 exclusive residential condominium units, and a high end hotel.

Residential Projects


127th Street, Blue Island (Chicago area), IL
"The Greens and The Fairways" - 181 Townhouses (2 Phases). This project was sold in 2002.

Undeveloped Land


9635 Mountain Vista Road, Hesperia, CA
This site includes a 10.2 acre fully improved vacant site formerly owned by K-Mart in addition to four 1-acre out-parcels. The 10.2 acre site includes a 118,000 square foot certified pad for a major anchor tenant. This property was purchased in October, 2004 and sold in January, 2006 yielding a 121% return to the partnership.
