This 80,000 square foot build-to-suit office building is leased to the County of San Diego, Health and Human Services on a 10 year lease. This building was completed in October, 1999 and was sold in July, 2004.

Located in the core business district of downtown San Diego, 445 West Ash Street is a 10,700 square foot office building situated on a 40,000 square foot lot with an FAR of 10.0 and a bonus FAR of 4.0. The office building is leased to an architectural firm, and the balance of the property is used as a paid parking lot for approximately 120 parking spaces. This property was sold in early 2010.

Located in downtown San Diego's Little Italy neighborhood, MetroWork is the first newly constructed high-rise office condominium project in downtown San Diego. This nine-story, 80,000 square foot office condominium building contains 27 office condominium units in addition to ground-floor retail space which features Anthology - the award-winning fine-dining restaurant, bar and live music venue. The building was designed by the San Francisco-based architectural firm of Baldauf Catton Von Eckartsberg. This project was completed in June, 2007.

L Street Self-Storage is a 744-unit, 115,000 square foot self-storage facility located at the intersection of Interstate 5 and L Street. Phase 1 of this project was completed in September 2000. The facility leased up to 95% in an unprecedented time period of 10 weeks. Phase 2, a 3-story building was completed in August, 2002.

9635 Mountain Vista Road, Hesperia, CA

This site includes a 10.2 acre fully improved vacant site formerly owned by K-Mart in addition to four 1-acre out-parcels. The 10.2 acre site includes a 118,000 square foot certified pad for a major anchor tenant. This property was purchased in October, 2004 and sold in January, 2006 yielding a 121% return to the partnership.
